Two ways I would recommend are to on Redfin and select the "fixer-upper" home feature to find homes that might need TLC or your MLS might have the ability to search for key words like TLC, diamond in the rough, etc...

I'm looking to start investing in some fixer uppers and some duplex homes for multi family living.

Lack of Experience - Don't be the guy that says NO, without asking upper management or your underwriter.

You can EASILY retire with 5 paid off properties in most markets. 10 provide a nice upper middle class living by themselves.

Once you have some income/savings hard money and private money is great to get a fixer upper.
