The shortest version is most of those guys are trying to get land at 1/5 of the retail value, close on it with their own or someone else's money, and then put on the MLS for 2/3 or so of the retail value so that is sells quick (assigning a contract can be difficult, because for many pieces of land, finding a buyer is hard without putting it on the market).

I use a PMP, so I do it on there, but if you're not relying on a PMP, a desktop version of VRBO will be your best bet.

I just prefer Xero's set, especially when you consider Xero's version of classes is available in their starter plan, whereas QBO makes you upgrade a tier or two to get it.
