There is a lot of money to be made in MHP if you know the market, the people, and are walking the property prior to purchase and shaking hands, meeting people, and kissing babies.

Some food for thought questions that went through my mind as soon as I read your post:[1]   Are there other C, C+ homes and apartment complexes in the very near area?       

This con job of a company took food out of my children's mouths! 

Last 5 seller financed multifamily properties I saw ended up going back to owner in foreclosure - just food for thought as they were 90-100% financed 

Doesn't matter if it costs him extra, that's the price for bouncing a check.If you need to do renos and don't want to take the time to do it (congrats on the baby), then pay someone to do it. 

Food is good there and again the commute can be very easy.Do I see Newark imploding?  

Food assistance ,SNAP, will not be paid on 10/1.  

Many renters will be in a similar situation at the moment, including those who may have to choose between food and rent due to SNAP benefits being frozen.

I know with the military you are likely subsidized for housing, food, etc - if so that is a good chunk of change you can put away.

When Momdani(sp) gets his way and the grocery stores are government owned, and short on food, reality will sink in.
