I am wondering what would be the best approach since rent is declining and leading to the negative cash flow in this supper slow market?

Hello BiggerPocket MembersI am looking to renovate one side of my duplex, which is going to be available soon here in North west New Jersey I would need to change the flooring, the kitchen countertop and the shower.I am looking for thoughts and ideas for the following:1) For the flooring - what would be the  better option? 

I don't know many people out here so I figured setting up one them would be the action move to take. 

It will also be the door that opens my investment business.

I am weighing the pro's and cons, Which would be the best ROI if I can only afford one?

Can my spouse be the listing agent? 

While it seems to be good to be the “lender” right now, everything going on in the real estate market right now worries me that flippers may not be able to sell.

The question should not be the 'price'. 

Might be able to contract the RAL piece out and just be the landlord instead of the operator.
