Put o 4 hour schedule per day to dial 500-1000 numbers per day.

(We personally self manage most o four properties). 

The o ly bad things I've heard are "hidden fees" which I figured are fees that the uneducated never asked about to begin with.

But, I would look into doing a lease-option (L/O), where you offer it to someone who would not be able to afford a down payment, but they can afford a higher than market rent.

As a sole proprietor, you’re still able to take most of the same tax deductions as a normal company, still obtain insurance for general liability & E&O, etc. 

I currently have it in a high yield saving but, my bank won't open a business account w/o a bank being close by which unfortunately there is not.

The listing broker's E&O insurance policy will probably come into play, but will require threatening letters from an attorney to be taken seriously.
