Is there a posibility that perhaps one or more of the seasoned investors were to write an article on how to do a Lease Option transaction....outlining all the steps from beginning to end?

hi all,i am looking to start a new phase of my life and i thought that property investment and managment would be a great way for me to earn a living.i have been crunching numbers, and putting together senarios, and believing that a goal of $1,000,000 worth of of the right properties would make a good living for the immediate future.provided i do my dd and using a starting cost of 1,000,000,is it posible to buy these properties with 50,000 as leverage?

IS THIS A POSIBLE SHORT SALE

If I don't know how much the bank will accept, or even if they'll negotiate, and I'm shooting for as low as posible, how can I get a contract from the seller with an amount?

We are trying to be as reasonable as we can with this isue but our landlords seem to be being as unreasonable as posible.

The values wont go up again for another ten years or just posibly never again like it was and as far bad loans thats BS there are guidlines that we follow and the bottom line is that banks dont lose its the borrowers that dont better ther situation or flip there property when borrowers want there cash out we get it or just move on to the next qualified candidate we dont wast our time on loans that dont make cents and some of them dont but they do meet the guidelines they dont teach us about finance in school and most people dont even know the definition of the word mortgage we adopted the word from the french the correct pronusiation is mortier meaning death because of the doutfullness of the dept being payed back most people dont own there home there home owns them statistics say that only 1 out of 100 people will actualy own there home in there life time.

Well i guess next time i have to get my agent get done things quickly...it is posible not to have an agent and just get the bank's real state agent present my offer?

So it's posible I was outbid, or it's possible my offer was tossed in the barrell.

But still posible to get 65% ARV minus repairs straight out of the MLS in some areas of SoCAL.

I mean everything for the most part is original to the building, how is it posible that this guy comes and assets the property with out setting a foot inside any unit and claim that in 1 year the property when up almost 200k?
