Like @Ryan Spath said, there's no statutory holding period to do a 1031 exchange, but longer is always better.

My goal was to sell a couple properties, and get one nice multi family / in Parkside, or shallow into the West End to manage AND make my home.I could not find what I wanted in 2023, so I did the best exchange I could from what was available within my time frame.It's hard to do a 1031, getting rid of multi properties in exchange for one, especially when you also want your new dream home to be part of the goal.I may try again, as I can't imagine any of my properties being the right long term home for myself.

Remember if you do a 1031 out of Florida in to a state with income taxes you’ve just made those Florida gains taxable if you ever sell without an exchange.
