A peek inside the crystal ball??? Portland ME property alerts fall and winter

Back story: 20 months I did a 1031. My goal was to sell a couple properties, and get one nice multi family / in Parkside, or shallow into the West End to manage AND make my home.
I could not find what I wanted in 2023, so I did the best exchange I could from what was available within my time frame.
It's hard to do a 1031, getting rid of multi properties in exchange for one, especially when you also want your new dream home to be part of the goal.
I may try again, as I can't imagine any of my properties being the right long term home for myself.
Are there people in Portland who are thinking of listing their multis after the recent rent limitations / tax explosion, or maybe hoping to exchange a downtown multi for a calmer off penninsula multi? Or are you thinking about sprucing up your own place before listing it later this year? Or maybe would be curious about stuff that won't be available for a few months for a 1031 that you hope to arrange?
It's too early for me to jump on anything now, but are there other local owners who want a peek inside the crystal ball?
I've got a 2-unit on Hillis St, a condo on Parris St. and a oddball home in Kennebunk.
I'm seeking a 3+ unit Parkside, West end, or downtown that is not on a busy street.
I could not have any closings before December.
Yes, I know about the reverse 1031.
