To me, that says that -- no evidence to the contrary -- he rented out in violation of the town ordinance and (my take) now wants to whine that he got caught.AirBnB and other short term rentals (STR) need to be regulated because they impose externalities on neighbors and deprive local governments of revenue and -- depending on circumstances -- pose unfair competition on local hostelries.

I know how it works for my state and counties but this is a sensitive matter, you should contact your local and state tax offices to make sure you are doing everything right - I would not rely on any advice from the internet, even if they are trying to help they may be doing it wrong and penalties for not doing right can be severe.

That depends on your goals, capabilities, risk tolerance and opportunities.  

In my properties the HOA fee includes Trash/Recycle and Internet.  

Hunter gatherer, farmer,  horse age, industrial age, steam power, oil, computers, internet, AI.  

It wasn't too long ago that "I read it on the internet" meant it was probably BS.

If it can be used as a STR it's going to have septic, well water and need Starlink for internet.

Quite honestly, I have RSVPd to a few in person meet outs and have gotten too intimidated to making the 40+ min drive after work to meet strangers on the internet lol.
