Looking back, I realized the importance of focusing on the data and leaving emotions aside.

This is what is needed to standout and make a good return there (generally).If it's more of an investment and less of an emotional purchase, you should be talking with me about the Tampa Bay/St Pete/Clearwater/Largo/Seminole/Bradenton areas on the gulf coast. 

That emotional connection drives me to seek partners who build with intention, not just volume.I look for parcels that are:  Adjacent to growth corridors but underutilized - Zoned for residential or mixed-use with subdivision potential  Held by heirs or longtime owners who are ready to exit but want fair treatmentThen I layer in feasibility, infrastructure planning, and vision mapping—sometimes even before acquisition.

If the numbers don't work with these conservative assumptions, reconsider the deal—many first-time investors get emotionally attached to "finally owning" and ignore cash flow reality.

By focusing on both the numbers and the people behind the deals, you can find those sweet spots where opportunities await.Leave emotions aside and focus on the data.

But here’s my take—numbers don’t lie, emotions do.

Maybe not in your world, but in my mine, the answer is yes because I prefer to use critical thinking and logic, instead of emotion before making a crucial choice.By the way, I'm not a man-hater by any means.
