Here’s the setup: He’s 100% funding the acquisition and rehab.I’m the active partner: sourcing the deals, managing any contractors/tenants, overseeing everything.His only ask is that he gets at least a 10% return on his money.I want to make sure I don’t break his trust—I'm grateful for the opportunity and I take it seriously.At the same time, I want to structure it so we both make good money and ideally roll profits into future deals for long-term growth that sets us/our families up for success.    

We live in the greater Chicago area and are starting to wrap our heads around market analysis, which feels like a crucial first step.We're currently debating whether to focus our initial efforts on the local Chicago market and start by managing the property ourselves,or look into opportunities out of state and use a property maneger.We'd be incredibly grateful for any advice on How do you approach market analysis as a beginner? 

We believe that learning from those who have already walked this path is the most valuable thing we can do.We found some potential groups like the DFW Real Estate Investor Club and the Real Estate Investors Organization (REIO-FW) through some initial research and plan to check them out.We would be incredibly grateful for any advice, insights, or connections you might have.

Although the bills at this point reached over $4K, I was inclined to let it go because I was grateful it was done.
