Sellers hate eviction questions, so if you press on it, you might get some wiggle room.You don’t have to walk away, especially since you said it’s well-maintained.

This is huge - getting a lot of press with this and it is sure to drive lots of traffic in the investing space and investors are gong to be picking up their phones to talk to their CPAs like they were back in 2018-2022.One thing that I am pumped about that is getting far less press than the 100% bonus is the immediate expensing of manufacturing facilities - I am looking at that deeply and hope to put out more info as soon as I have read all elements of the new law.

Prices are down 10% in the bay area and some cities a bit more.market outlook is still shaky due to major job losses.Despite all of the negative press, things are still selling within 30 days.... so I'd say maybe another 5-10% over the next year...But I highly doubt anymore then that.

@Angela Davis,Birmingham’s definitely a good market, but there’s some nuance to that answer because the city’s submarkets vary widely.For example, you would be hard pressed to find a cash-flowing deal in a neighborhood in southeast Birmingham like Homewood, Vestavia Hills, or Mountain Brook.On the other hand, you may have more luck in B-grade areas in the western part of the city like Hueytown, Bessemer, Forestdale, and Adamsville—or even in towns within commuting distance like Jasper.
