Generally, an investor will pay more percentage wise in fees for a lower loan amount since it's the same work for all those involved to do a $100K loan compared to a $800K loan amount.You will get slightly better terms with some lenders if you have at least 5 exits which are either sales or fix and flips that you converted to longer term financing in the last two years.

if you recently purchased one there is probably not equity you can pull from the deal, so your best bet is to pay cash for it.If you do not have it, then borrow from a friend or family.I would avoid credit cards persoanlly - the interest rate will kill you.

If anyone has dealt with this previously I would appreciate any insights. the property would need to go through probate - so that would take time to get it through - your best bet may be to wait for it to go to tax sale and buy it then.
