•If all fails, they’re main job is to house hunt whatever ur criteria is so just be on ur toes, don’t trust whatever “speculation” they have, use ur investor brain. don’t be afraid to say NO, because they can pressure you. *10 showings or two weeks (whichever comes first) move on to another realtor or realtor company. you got this.

I know cold calling and postcards have worked for some people  So far as I know driving for dollars can be effective, especially looking for those distressed properties in your local area and cold calling or leaving postcards like you mentioned.

One side is renting for $1,900 and the other $2,000.I feel super confident in the deal as it's a 2005 build, currently cash flows with tenants and there is so much room for forced appreciation.The Inspection is scheduled for 6-12-2025, when we went to see the units only one side was available to see and the living conditions were awful.

As far as I know they have been experiencing infrastructure issues for some time now  infrastructure issues from the day they recorded the subdivision platts. those lots have traded at tax sale and foreclosures for decades now.. just like many areas like it in other parts of the country.. just watch Glen Garry Glen Ross to see how those parcels were orginally sold.. that movie is dead on accurate.
