Challenges: Limited Inventory: The availability of duplexes in desirable neighborhoods seems scarce.Financial Viability: Many properties that are available either don’t generate sufficient rental income to offset mortgage costs or require significant renovations that exceed my budget.

I'm not finding any properties that have these 2 things: any actual cash flow for when I move out and a non-ghetto neighborhood, not even nice neighborhood, just not insanely ghetto so that I can actually live there while I'm here.

Rents are solid, and the town is undergoing slow but steady revitalization A lot of investors I talk to are also starting to keep a closer eye on areas like Collingdale or Lansdowne — older housing stock, decent tenant demand, and you can still find stuff in the low $100Ks to mid $200Ks if you're not afraid of a bit of a heavier rehab.Would definitely recommend spending some time looking at zoning, local rental comps, and township-specific landlord rules, though — each borough/suburb tends to operate very differently.Good luck with your search.
