I bought my first rental in my personal name because I got a great rate from my credit union.

Holding any asset in an entity as opposed to personally MAY limit potential liability solely to that entity and not expose other personal assets.  

Personally, I buy deals that don't cash flow all of the time becuase I have other goals and resources than some people do. 

.-- a prospective tenant likes the place in spite of your presence and you do not like the tenant for some reason other than their financials/credit score, LL reference, steady job, no evictions, and salary 3x rent.  

That ends up being far more expensive and time-consuming than setting things up correctly from the start.My personal belief is that there are only a few situations where titling investment real estate in your own name is actually advantageous.

My qualification state sting LL reference required and paying rent on time is not sufficient for meeting this qualification.
