Hey yall,I’ve got 2 properties in the west end (both SFH, 4b2ba currently rented to section 8 for $1391, and 4b1ba I just finished rehabbing).Granted, I know it’s a D class neighborhood, the new property I’m trying to rent out is taking a while.I’d love to get other people’s experience of the market right now (Louisville doesnt get much love on the forums), but at least in the west end, finding tenants seems pretty tough tight now unless you’re offering a full rehab with a cheap price.Other thoughts:- My property manager has had multiple showings, but it seems like Section 8 has completely dried up.

They could be settling cracks which could mean expansive soils or foundation damage, or they could be due to water damage from a previous leak, active leak, etc.

Even if the home seems dry on the surface, I’d double-check for things like a slow leak inside a wall, under the sink base, or even behind the dishwasher or fridge (like the drip pan) — more like trapped humidity in wall voids or cabinets.You’ve clearly done a ton already, and I really hope you get a breakthrough soon!

Helps with your debt to income, better opportunities at cash flow, and typically requires less down to purchase.In regards to challenges, I usually build in an extra 10-15% to deal with things that I can't see behind the walls, including dry rot, electrical or plumbing issues, etc.

They just look for the next start-up scheme to fund their lavish lifestyles until that well runs dry, and then rebrand themselves and do it all over again.
