What a lot of investors look for in a property manager are: 1- Clear and frequent communication- a recent survey showed property owners expect a response to an email in 4 hours or less. 2- Proactive maintenance- owners want frequent visits to the property to catch any small maintenance items before they snowball into larger ones.

Heh heh, Whoever surveyed the lot back in the day, marked it and the land was "appropriated" from the lot next door.

In fact, a recent survey shows agents reported only 1 in 5 homes (20%) nationally received multiple offers in June 2025.That’s down from nearly 1 in 3 (31%) just a year ago – and dramatically lower than in June 2023 (39%) (see graph below):This trend means you should face less competition when you buy.

The site has been surveyed and engineering is being completed now with the hopes of starting construction in the Spring.Current challenges involve acquiring access (either easement or purchase) of another piece of property so that I am able to extend utilities onto the property - 210' to the main water & sewer lines. 

We do a short survey with prospective tenant's just to learn at a high-level if they would even have a chance of being approved and get an image of their driver's license - as we employ a self-showing system for them to tour the property on their own.

When you show up to mow, survey the properties for those evil poos - pictures, document the # of poos, and charge the tenant based on the size & number of poos correlating to their animal.

Seek proper realtor services, do growth potential surveys, visit different localities.

To put it not so nicely, the government data is ****ing wrong, their collection methods are lazy and often survey based with plenty of assumptions.
