In my experience, no - with the (not so recent) changes, a 1031 exchange is only done for similar types of investments (defined generally as "like-kind" assets), with the vast majority being real estate for other investment real estate. 

I'm not looking into house hack, although that would be viable if I was younger.I just have capital saved and with the vast array of investment options in real estate I been pondering what the most effective way to do it would be.I'm still considering a multi family but instead of just going into it with the narrow point of view of using it as a long term rental I should be be considering any unit for possible STR/MTR depending on the market as well.With the whole Airbnb arbitrage I thought it would be a good way to enhance cash flow.

The vast majority of lenders will source your downpayment funds if they arent seasoned. 

The vast majority of lawsuits against Landlords are for wrongful eviction, security deposit disputes, and Fair Housing Violations.

Trying to do this long distance is often a recipe for disaster as neighborhoods even a short distance away can hold vastly different property values. 

Now when you can be involved, as in close to you, doing various iterations of flips is viable and great but I can tell you doing it remote is a vastly different and near impossible beast.

Now with that said, if your property is, for example, on a busy highway or street... you should be putting the vast majority of your marketing dollars on "curb appeal and signage", as opposed t a full page advertisement or fancy website .

What @Don Konipol: is pointing out is that it is vastly different than Subject To.It may be a valid site.

I would advise caution, small markets that vastly outperform attract people and the market due to its size quickly saturates and goes to crap.
