So sad - Kiavi is a premier lender for brokers their system is amongst the best but this is a massive red flag and a terrible way to destroy strong broker relationships.

The next things I’d dig into are tenant quality, age of major systems, and whether there’s any upside (light value-add, rent bumps, etc.)

I don't have security system at my STR but I use SimpliSafe at my home & never had an issue.

Thanks  The main thing I look at aside from a reasonable wear layer and pattern & texture (hides scratches) is the quality of the locking system.

For a partial sale you run into issues of surveying, subdividing, easements possibly on road access, sewer, water, gas, fiber, etc.  

During winter your condensate line p-trap (if there is even one) may dry up.Your HVAC system should run under positive pressure, so I think it's more likely that former than the latter, though don't rule anything out.
