The market is the market, so if there is someone that is flipping that can afford the property with the marked up costs, but a first time homebuyer cannot not, then the first time homebuyer might not have been able to afford it to begin with if the market up costs were a wholesaler fee.

I would suggest reaching out to local people within your area, wholesalers, fix and flippers, and other investors that run small teams and see what you could do for them (cold call).
