No tax state, very landlord friendly, no insurance issues like Texas and FL, mid-range property taxes, mid-priced value add properties, solid rent base, lowest unemployment of the major cities, jobs a plenty, strong growth, 3 pro sports teams, largest sector is health care, tourism (16.8 million tourists last year)... need I go on?
