Curious — are you currently leaning more toward continuing luxury flips or focusing on growing your rental portfolio in Columbia?

I've got a few vacation rentals in other states, but looking to get into an STR in Metro Detroit since I have a few other long term investments in the area.

Something to consider is that while those rural vacation areas can cash flow, you might want to also look at larger cities like Columbus, Ohio, where STR demand is growing because of business travel, university traffic (Ohio State brings in 68k+ students plus tons of visitors), and big events tied to all the new development like Intel, Amazon, Google, and Honda.

Project sizes range from 23-60 keys as well as up to 90 keys, all are luxury hospitality.

However costly out of state trips for smaller investors is more often than not really just a vacation under the guise of a business trip. 

We are looking at this to be more of an investment then a vacation home for us.

I have found a house in an adjacent neighborhood that has been vacated for some time.

New suburb areas are continuing new construction - a small rental neighborhood should be coming online, a couple of luxury apartment complexes finishing up - so there is activity but it is primarily on the higher end of things from what I can see.
