@Abigail NittleMy only addition to what’s been said is the huge advantage of a remote location to add “smart” features like thermostat and WiFi door locks that allow you to manage the space at a distance.

I can personally attest to that as I've replaced 2 HVAC systems and an Expensive Thermostat in another in recent months proving you need a CapEx fund or reserves. 

.- Set thermostat back to certain set temperature- Lock house and return the key to the lockbox (if needed)Any more than that and I think you quickly run into the "Well why am I paying for housekeeping services then?"

Hi allI was wondering about your experiences with controlled thermostats -- there seems to be so many choices -- ones that are actually hard set, like 71 degrees or 73, then units that are both programmable or not but have "set points," etc.

The best Wi-Fi Thermostat?

I had the property inspected yesterday and the property was solid structurally, plumbing, and electric wise, but it did have a bunch of minor problems here and there:- Guard rail on stairs needs reinforcement- 3 faucets need replacing- Water line not hooked up to one toilet- Washer not hooked up- Couldn't get Furnace to work due to Thermostat not functioning correctly- Dead mouse in a trap in crawl space- upstairs bedroom door needs re-adjustment - doesn't close shutWould this prevent the property from passing an FHA inspection?

She's paying heat/hot water for the entire building at the cost of $6,000+ per year, although each unit has its own thermostat.

To this day I ask her what "off" means on the thermostat.
