If you're below market though, you should be able to bring it up without changing the premises.If you raise the rent when the lease allows, and they complain, then you offer the appliance upgrades 1st because that shouldn't be disruptive to them and it's what you want to do anyway.Changing counter tops should not be disruptive.ย
