There are a lot of small maintenance items (like a door jam, toilet clog, blind malfunctioning, fireplace pilot light out) that I don't have the resources to cover at the moment they occur.

If the chimney is not essential (i.e. no boiler or furnace using it) block, disable (and down the road remove) it - chimneys, particularly those with traditional fire places, are major sources of heat loss.   

One unit has a wall mounted gas heater like nothing I've ever seen and the other unit has a free standing gas fireplace. 

Recently had a guy complain because there was three wire brad-sized nail holes above the fireplace...  

They painted the fireplace.

You offered this place for rent, knowing there's a fireplace.

There is not a single aspect that's not trashed with intentional damages like big holes in walls, intentionally ripping out carpets, trashing new appliances, kids drawing in all rooms, broken doors, window shades, screen doors, lost garage and fireplace remotes etc.

DINING ROOM:  (1) Bone Tile, (2) White Vinyl windows  FAMILY ROOM:  (1) Fireplace which will need to be painted. 

CO is a product of incomplete combustion, so if there is gas to the house or a fireplace, you might want to have someone called out to take a look.

I proceeded to completely rehab it every door, window, roof, siding, fireplace, kitchen etc etc for $20k.
