Over the next couple of years, I don’t plan to use the property often, but I may stay there occasionally when it’s not occupied.

It was mentioned several times that no one could see the chat, but Pace assured us that he could see all our comments, and he would occasionally comment on the alleged comments. 

Those things can and will hurt your monthly KPIs occasionally and sometimes for long periods.

Occasionally through binoculars you may catch a glimpse of someone sitting on a porch, sipping a glass of mint julep, holding the glass with a white gloved hand with the pinky finger sticking up.

This allows entry without a key, and allows me to change the lock as needed if I don't want someone in there.As an agent, I provide contacts to my clients who will do these things, and occasionally I will do favors for past clients who need someone to open the door or quickly supervise an appointment; of course not all agents will do this or for free.  

But occasionally we have issues and tenants need to be asked to leave or just decide to disappear in the middle of winter and it sucks.The worst part is I find the quality of tenant interested or willing to move this time of year isn't the greatest either - often times there is a reason they have to move right now since most landlords don't like ending leases this time of year.Either lower your rent or just hang in there.

If you have an older home that requires a lot of maintenance, you probably want to avoid the manager who charges a markup.I recommend shopping around occasionally to see if your PM is procuring fair pricing or just marking you up to make money without justification.As for expectations, you need to read the PM agreement and understand what is charged and why.
