Hello BPers,Question about combing a home sale gain with a 1031 exchange.

BP Team,I am a newbie who has combed forums for answers to my questions regarding readiness to dive into buy & hold rentals, but since everyone has a unique situation & this is an ever-changing market, I’m hoping to get some advice from you. 

I have combed through previous posts and picked up some valuable insights, but have a few questions remaining:1.

Hopefully no shady business, but I'll be going through the docs with a fine tooth comb.

Your agent should do a good job of combing the MLS and presenting you with deals but i would suggest trying to get to that seller before they list.

By combing through the pictures, you can see if there is a wet bar, and potentially the layout.

You have to have a contractor you can trust, a property inspector that can go over the property with a fine tooth comb if you're not familiar with all of the aspects of buying a used home, a lender/broker that has the products and a property manager if you're not experienced or if you have a real job. 

Be sure to comb the forums and realtor's list here and find one that is investor savvy to help you get that househack!

If an offer gets accepted it's time for the experts to comb through, at which time I can make a final decision.

*Is there a new tool or search engine that will comb the MLS for you to find "distressed" or Power of Sale properties in Ontario?
