He's, no doubt, definitely gotten to make some money from some of the draws we've had, I've at least been able to grab enough from them to keep up on top of bills or what not.

I get so many calls and mailers each week trying to buy my properties that it's beyond annoying, but it lets me know what I'm up against trying to find my next deal.If you're ok breaking even or more likely losing a little money for a while until the market changes and you eventually become a winner, go ahead and grab the best property you can and just wait.If you're lazy like me and don't want to make a job of this, invest in an index fund instead and wait for a better market.

We decided to do this to help these girls due to current high cost of studio apartments in the Lakewood Ranch area...so we will actually probably be taking a slight loss, but we will be paying down our loan. 

Treat it like a business from the start — solid lease agreements (the BP ones you grabbed are great), good insurance, and strong communication will go a long way.

We do twice a month info grabs on those sites so we can consistently have numbers.  

Even grabbing coffee with a few experienced agents or investors can go a long way.
