Also, remember to bleed water lines (for all garden hoses) so they don't freeze up on the first day of freezing temperature! 

You are on the right track but remember each specific STR market / local area is going to have some tweaks - one thing I noted is that for the markets you are looking at can vary with temperatures - some different expenses/planning for areas that can have winters (snow, etc) that wouldn't be standard in other markets

I'm familiar with the panhandle, with much different temperatures and (maybe??)

But, different tenants want their units different temperatures.

Ideally I would (if I buy it) put in two gas meters but if that's not practical, is there a thermostat that is set at 70 deg but the tenant can turn it off or on but not adjust the temperature?

Did anybody experience problems with temperature with the vinyl plank floors, as most manufactures require controlled temperature of between 65 and 85 degrees?

While using a glue with a floating floor will help with separation issues in variable temperature.
