With it being built in 2004 (which is the same year as my facility Phase 2) You may be looking at needing to replace some doors, door handles, sliding locks on the doors, possibly repainting the building.

If not remedied within the cure period, start eviction procedings....and be ready to scrub walls and re-paint.

When discussing it on the phone (I asked why this costs so much if that's just a patch work), they said this is going to be the full repaint, not just a touch up.I see several issues with the work done (they sent me the photos).

I have no mortgage on the property and it generates about a $6k surplus each year.When my current tenant moves out, I'll have to re-carpet and re-paint, maybe renovate kitchen.My question is, since all the appliances are original (and still in good working order), when this tenant moves out and I do my renovations (mentioned above) should I sell it before some of the expensive things start breaking down (a new heat pump will run me about $6,000) or re-rent it?

Re-paint a couple of bedrooms, clean the carpet, general cleaning and it's ready to rent.

So his $700 savings ended up costing $1000 in new tile, $1100 for installation, $500 for plumbing repair and $1000 for the ceiling to be repainted.   

Expect broken cabinet doors/hinges, holes in walls, broken window treatments, stained carpets, and walls that need complete repaint.  

Turnover is expensive- repainting, cleaning, possibly a month or two of vacancy, paying an agent to rent it(or spending your own time showing it,) and so on.
