About 8 satellite dishes hung off the outside all over the place, and many tenants each paid for their own cable internet/TV account.

Water is still on at the house so they must be using the sink to wash dishes. 

I humbly suggest you do so now and see if the one who never does dishes drives you crazy.

If you are always dishing out assistance, people will return the favor down the line.

At one of our sfh properties, with a newer re-modeled kitchen, the tenants had put in an a large above sink dish drainer that went all the way up to almost touching the top and sides of the cabinets, and as they would hand wash dishes and put them up in this rack, water was getting all over the sides of the cabinets.

My guess is the dishwasher could be another plumbing issue where they don't scrap dishes and the filter or inlet is clogged. 

TL;DR:Decided it was fair to keep deposit of $770 for 5-year tenant for no cleaning, large scratches on floor and trim, hooks in walls, satellite dish installed on roof, and large stain on deck. 

Dishwasher,  Many people won't have a lot of pots for the cabinets but everyone will have dirty dishes for the dishwasher.  24 inch DW tends to be cheaper but if you have to go with an 18 it is still worth it. 

One of the reasons, besides the climate, is that Crook County gave them some tasty tax incentives.Only 3 cities in Oregon are liberal (not socialist).
