With a little bit of education and some of @Brandon Turner's "take action" pills, you'll be on your way quickly.If out of state investing is what you're targeting then I would probably go with a Turnkey provider to start.

@Jason Norton I had hired Real Property Management Solutions in Portland, Oregon and I wish it was 10% .I paid $7000 to get house move in ready based on recommendation for just minor things and then they were charging me close to $1000/month for minor repairs such as unplugging tub, change burner and random things like that after I paid $7000 move in fee.On top of that I had to pay $1000 to break contract.

I try not to provide dishwashers as they break constantly, a coil stove will last pretty much forever though (maybe you have to change some burners out) unless the rats and roaches destroy the wiring.

Then I offset the tracing by 1/2 inch because of the "lip" of the burner that sits on the countertop.

Also major banks JP morgan, goldman sachs,  etc are going to have to set a lot of money to the side additionally every month as they have to have larger and larger reserves to cover unpaid loans pilling up.
