Cookie-cutter sells quickly - especially if the rest of the neighborhood is nice. 

Sounds like you could rent a rig and spray it yourself.  

So basically make sure the cabin or house is unique, and not just a cookie cutter type property.

Looking for advice on putting together a bulletproof lease agreement I can find basic cookie cutter leases and I know I can go to an attorney and have them write me one up but I want some perspective on setting myself up to prevent as many unforseen issues as possible.

Not saying that's right, but what I've learned 10 years later is its nearly impossible to isolate a single differing feature between like kind properties to accurately depict that feature's true impact on value, especially if the properties aren't cookie cutter rows for instance.  

I cant tell you how many times I have come into a rental, recently purchased by an investor, to change out a dishwasher, only to find the last DIY owner jury rigged the whole deal to save  a few cents.We are in the middle of a duplex deal and I have thought a lot about whether or not to keep the dishwasher and the garbage disposal.

I think my insurance broker (AAA) was able to rig it somehow that one is considered my primary residence and the second a vacation home.

I have only seen this one other time and the home was rigged six ways to Sunday, meaning it was very shaky looking and I quickly passed on the deal.
