@Miguel Bautista I just installed windows and I too initially scoffed at the prices, I got one quote for $400 per window, I wish I took that, it was the lowest I believe, I bought cheap windows at HD for $160 each and tried installing them myself, pretty simple until it’s not, I had wood rot problems, honestly still easy and you could do it yourself but will take time and stress you got a lot so once you learn one easy you do the rest.

Don't use HD for home projects.

All cost are from local area Pricing, You could call your local Construction supply company Like White cap or HD Supply.

An $80 fixture at HD/Lowes can look a lot better than the $25 one and it doesn't break the bank.

Vs a demo + rebuild vs demo + replace with prefab (I see HD sells an approximately equivalent 10x12 or so shed for $4k).2.

I am buying at HD in the AM and I am not sure how dark "dark grout" is.Tile is off-white porcelain 12x24 neutral/slightly warm.

Lowes, HD, Criags List, if any friends or family members currently rent they may know who their landlord uses, your current tenants may know who the old place used, realtors, etc. 

Admittedly we have put down some HD sell offs for $1.10/sqft & the last batch was $12/box (23 sqft) & it was excellent.

Also look into a card based system; HD may have that by now as well.

As an investor that is scaling do you really want to be making trips to HD and Lowes to pick up stuff when you could be finding your next great deal?
