For minimal work and solid cash flow, I’d focus on markets with stable rental demand and landlord-friendly laws — some areas in the Southeast or Midwest can be great options compared to NY.Staying close helps with oversight, but if you have a good PM and clear communication, out-of-state deals can be very doable.
