I also take photos of walls ceilings before insulation and drywall ... the deciding moment was curtesy of a 4" hole saw passing through a vent stack :-|   I've also been know to run along behind the drywall crew with coloured pencils to mark the various no screw zones.

I could agree to their title company, but to use one of the agents I am familiar with there - though that company was clumsy each time and some wrong things were said and this is delicate.

Second question is about the bathroom arrangement which might be "delicate" to address in an ad, but since this is a 1.5 bath home that means you will all be sharing the full bath.When you say that they can renew quarterly do you have something in your lease that says you can also give them notice that they will NOT be allowed to renew?

Justin Silverio:While we are not in the business of flips, we have allowed tenants to select paint colours when we are undertaking a renovation prior to their taking up residency.With the tenants we make it clear to them that they are responsable for the cost of repainting the unit back to our 'standard' colour palette when they vacate.

Many chat utilities will do one, or several of the following:1) order your list of colleagues such that those who are online are at the top of the list; those who are idle are next, followed by "do not disturb" and "offline".2) The background colour and/or text colour used to display a colleague changes depending on their status: e.g. grey - for offline; green - for active; red - for do not disturb; orange - for away, etc.
