Is it mandated in the NO ordinance that the OTAs have agreed to?

@Michael Lemieux, Apparently the state mandates a minimum 5% interest, regardless of the result of the auction.

He was telling me that in recent years the state has mandated that assisted living projects can be built in any suburbarn plat--i..e no restriction against them as commercial etc.

Anyways - my .02   Also dont go cheap on the bathroom doors - I'd put 36" or the next size up for bathroom and room entry doors -- this could be mandated by code as every state is different as we've all talked but the larger the doors the less issue you'll have and larger doors and larger bathrooms can also give more leeway in taking care of heavier care patients which is more revenue for the facility.

It isn't a ton of extra work for us to manage an IRA vs regular investor, but eliminating government-mandated paperwork (that adds no value) is a win.

My question is: would it be a good idea to mandate that I have a visual inspection of the garage and its contents before proceeding.

Typically if you are in a neighborhood of duplexes or fourplexes, it won't be as nice as one that is built off by itself (which zoning doesn't often allow).Consider also 1970's brick ranches with basement apartments, where zoning and ordinances don't mandate that the person living in the apartment has to be related?  

I'm doing that now before getting my feet wet in investment and I have learned a lot just taking the state mandated 9 credit hours at the local community college.
