As several others have said, Columbus, OH is one of the hottest markets in the Midwest.

Yes the hottest parts of town have pretty much peak however that doesn't mean there aren't opportunities still to be had.  

The hottest day on record was back in 1936 when air conditioning did not exist.If my Google research powers are correct, the average rent for a two-bedroom is around $2,000 a month.

All in all though if you have a long time horizon its one of the best investments in the area imo because they are building a pedestrian bridge to Navy Yard ( https://www.washingtonian.com)which is one of the hottest neighborhoods in D.C. which will increase property values greatly and in the very long term may even spur development of Anacostia's waterfront which if that happened and i'm well into the realm of speculation here and this may be 20-30 years out but if you had two waterfront areas both walkable to each other it could be one of the best neighborhoods in the entire area. 

This is in the hottest market in the country, the Bay Area. 0% chance that would have happened if we got into the "indecision cycle" of "we need to talk about it" bla bla bla, because guess what now 5 other parties viewed that property and are getting their offers ready too.
