They may cover the repairs, but again depends largely on your policy.Look through it with a fine tooth comb, see what the policy says.

After combing through a number of different posts on marketing strategies, I have come to some sort of a conclusion: yellow letters have a relative high response rate with high probability of unmotivated sellers, and postcards lead to low response rate with more motivated sellers.This being the case, I have decided that I would like to go the postcard route.

You can comb through the information (probably don't have it but you might get a copy of their schedule E for the property) they do provide and find things that differ from the listing.

This will be one of many closings and I already know this will be the easiest deal of all I will ever do.I want to thank the BP Nation for all the quality, indispensable advice and also because never in my wildest dreams 10 months ago (give or take) when I first found this site and started combing through it and digesting everything I could, did I EVER think my first paycheck would involve 2 BP rockstars.

Not even 100% sure what I am looking for but trying my best to be active, network, and become familiar with my surrounding market.1) Found a list of local REI clubs to attend2) Driving around and getting as much literature and history on surrounding properties in my area3) Combing through craigslist to see what people are buying, selling, and the services they are offering4) Reading articles on BP, Zillow, and hard copy books that I have purchased5) Finding seminars to attend when they come to my areaAgain any tips, contacts, suggested reading, etc would be very much appreciated.
