Some folks will say "just tell them that you work for or are related to the owner" or play some other game to hide the truth.

My wife and I live in California, but we are planning to retire and move to Georgia (GA) within the next three years.We’ve considered various tax benefits and the relatively lower cost of living.I would love to hear valuable opinions from those living in Georgia and from real estate investors about which area we should choose.I have two options in mind:First, we could purchase a new home in Braselton (Jackson County), GA for around $450K with a 30% down payment, rent it out for now, and move in when we retire.

I will share some of mine -Complete at a min. of 3 new home builds-Read another 10 books relating to real estate and finance -Gain an understanding of logistics behind new development for future subdivision -There are two mentors in my network, one a retired builder who is a Deacon at my church and another a retired president of a community bank I would like to incorporate them in my business structure as consultants in some fashion. 

This is relatively new, so data is still being compiled, but from some of the reports I've seen, the cost of the conversion and/or adding an ADU is more than the new appraised value with multiple units on it.

Are the two tenants related?

.- That door switch in the bedroom that you've notice has always been curiously hot.I mention each of these things, because I am aware of claims - and settlements - related to each of them, two of them my own homeowners, that have occurred over the last 20 years.

Instead of a relatively straightforward eviction for nonpayment of rent, you might face a longer and more expensive foreclosure-like process or even a breach-of-contract lawsuit if the tenant claims partial ownership.
