We are building a new ADU complex on the property and doing a renovation of the existing duplex.Situation Summary: A lot of $ need to be spent on the renovation and certain owners (i.e., me) plan to cover a disproportionate amount of the costs than their pro rata share would imply (based on the latest deed recorded with the county).

The South border they are building a lot of big-box warehouses and there are not many neighborhoods. - South Emerson and South Franklin are fine. - It seems somewhat arbitrary to select that corner. 

Think of an LLC like a safety box—it helps keep each property separate from the others, so if something goes wrong with one, it doesn’t affect the rest.

For people who do not mind paying $100 or more a night when they see what fits their buy box, their time is more valuable than searching on airbnb for multiple hours to save $15.

I like markets like Reno, NV because they check a lot of those boxes—steady population growth, a mix of tech and outdoor lifestyle appeal, and you can still find value if you look beyond the obvious.Building a team is like hiring for a business—expect interviews, reference checks, and some budget padding for surprises.

This would require your circuit breaker box to have space to install it as well.  

Where I live (Rochester, NY), we have been seeing huge appreciation with no current end in sight, but we spent 20 years with a depressed housing market when Kodak went out of business and all it would take is for L3Harris to relocate division headquarters elsewhere to depress the market again. 

Tennessee checks a lot of those boxes, especially around Nashville and surrounding cities.Finding deals: In competitive areas, off-market properties are key.

I have not spent a day in law school, so take my advice with that caveat.As long as you are not recording a tenant in their unit (or have the camera aimed at their window to look inside, for instance), then I think you are fine.
