Most turn keys have there standards and your right there is no parity to it.. so a buyer should get a rehab scope of work and compare exactly what was done and then have a 3rd party inspection verify that its done as noted.

The appraiser for the most part cares little what upgrades were done the value can only go so much with respect and consideration given to the other sales in the area so if you know the forecast for the pending sales, and completed sales are only 60-70k higher and your superior product may only be 80-90k in value higher than your acquisition price, but your rehab is 100k in cost then you might want to scale your rehab down to 50-60k to ensure that you'll atleast get 1:1 conservatively with the money you spent on your rehab or maybe you dont even do a major rehab but a light rehab to get 2:1 parity (1 dollar spent to 2 dollars created in value) so that you'll have enough profit to make some extra equity for yourself for risking your capital and your time in the rehab.

So far I've only done long-term buy and holds.An upportunity has presented to buy 6 acres in an up and coming area to subdivide and develop a subdivision.There is an easement on the property with powerlines that goes through most of the property diagonally.

I had to remediate the absestos adhesive under the resilient flooring in the kitchen and large pantry before I ripped all the luan plywood up and the 3/4 oak flooring underneath it with plywood over the diagonal planks, then cement board, then tile.
