I use Chicago control thermostats, they don’t allow the heat that i am paying for to be set above 71 and they auto set back at the appropriate times... has saved me a fortune and I don’t have to pay for building WiFi or make a tenant feel like I am looking over there shoulder. - Very smart device.I use wired doorbells.

If you  step up to the plate and take over this project then they might be happy to let you do so, but you might want to put things on their shoulders going forward.

Bit because you are not in a position to shoulder the upfront expense of getting the complex fixed up OR carry the costs of vacant units if you start charging tenants for electricity, this does not seem to be a good deal FOR YOU.

I will say that the stress of having this off our shoulders and not have to hear him stressing out about it every single day is almost worth the $3k to me.
