We also want to start renting out the space for weddings. 

Also weddings and such are not going to work here because there is no parking except on street and it's in the city.

One word of advice that I was given, was to find newly weds to rent to, and second, put a washer and dryer on the property.

And if someone books only Fri & Sat, then I miss a lot of revenue that I would earn if I enforced 4 nt Wed-Sun bookings on those wknds.
