I don't see this report as being or including an estimate for the repairs, but just to uncover what's there. 

The inspection uncovered some undisclosed foundation issues that were going to be around $4500-$5500 from the estimates I got, and the seller wouldn't budge on the price so I walked.  

Unless HUD wants to provide me a written guarantee that my lawyer tells me protects me and will cover any damages from any lawsuit on an uncovered ESA then the tenant is not renting my units if they have an ESA that my insurer will not cover. 

Assuming we are talking about one of the metal, covered fire pits that keeps the big embers inside or is this an uncovered hole in the ground, aka a house burner? 

I wasn't able to uncover anything negative about him.

I keep contemplating making a bigger move to Ohio, but have as of yet not uncovered a really major opportunity in a Multi that I find attractive so I have been limited to SFHs.

I agree with the earlier posted advice of narrowing to a few cities and then digging deep to uncover the one you believe in the most. 

Fortunately my due dilligence uncovered numerous red flags which are all discussed on this thread.

Can u seek any remedy from Roofstock on the repairs that were uncovered?

People told you filling it with bogus tenants would be easily uncovered but you continue on that path.
