I suspect my city has mandated this to prevent bad actors from taking advantage of people. 

At least finish high school-  My suggestion, go to college and network... get a good paying profession while building a real estate portfolio, that your job is more optional than mandated... and In your 30's you should be stoned called wealthy, educated and retired. 

Real estate in evolving and as you can see with government overreach (CDC mandates), your ability to determine how you use your real estate can change with a moment's notice.

From what I hear, the FHA appraisal process is much more strict than a normal appraisal, so it's quite possible that a deal could fall through if the FHA appraiser says that the house just doesn't meet the required standard of living mandated by HUD.

Think you have to watch for May , and keep in mind variance where property is located and where its all shut down , mandated, versus not mandated.
