At least finish high school-  My suggestion, go to college and network... get a good paying profession while building a real estate portfolio, that your job is more optional than mandated... and In your 30's you should be stoned called wealthy, educated and retired.

From what I hear, the FHA appraisal process is much more strict than a normal appraisal, so it's quite possible that a deal could fall through if the FHA appraiser says that the house just doesn't meet the required standard of living mandated by HUD.
