Brush up on building code requirements: in basements you're looking for egress windows that are 5.7 sq feet or more openable (3ft by 3ft casement style windows work best), and ceiling heights 6ft 8 inches or greater (as little as 6 ft 4 inches is ok under ductwork and beams though)2.

Or you could be brushing up on your skills. 

If you were to lose signicant money on a deal and you can't just brush it off.. then you need to pay for title commitment.

My self I have been self employed my entire life basically.. starting with Fuller Brush at 14  real estate sales at 18 so I know nothing else..

We went into a unit, and I handed them paint brushes and a bucket of primer and told them to paint what they want wherever they wanted.

You will definitely come across agents that don't know anything about your market, but brush it off and call the next one. 

I like the strategy of showing them the lease & them brushing the topic of eviction.
