However, I see potential to work deals in many different ways and can see where straying from what I know could be dangerous without a strategy.If you can share an example, an article on someone gummed up by either of these situations, it would be really educational.

If you pay down a ARM, your ROI is your interest rate plus you mitigate against  future lending risks.If you can invest your money into something that would yield 10 or 20% I would favor that over paying off any loans pre-maturely.

Anyway, now that I read this thread I kind of feel like a turd for requesting to be a colleague prematurely on a few.

They create many problems for water softeners and can cause them to fail pre-maturely.

I would avoid this situation of selling the house prematurely and have them pay you an earnest deposit to have the right of first refusal (non-refundable).

They didn't experience the big run-up in prices when the bubble inflated, so they didn't get gum all over their faces when it popped.

Also I think it adds to the premature deterioration of the carpet...just my opinion.The pad is ok if it doesn't smell, isn't saturated with pet urine or other material, and is generally pliable, and looks like it should.
