When Fannie Mae doesn't claim to have a firm grasp on something, she just throws it into the "self employment" income bucket.

I've been dropped right in a bucket of real estate once I got out to TX.

I thought you meant stick to the 5 gallon bucket of blah they keep on the shelf for landlords. 

@Bob Malecki  Sounds like a tight ship... how long has the fund been active.. and do you have any stats on the NPN being turned around and how long they perform before they go back into the NPN bucket? 

(and if "Handyman Pete who keeps being a harda** about his "years of experience" tiling shows up with a bucket of that pre-mixed mortar for anything other than a backsplash, push him out the door and lock it immediately!)

Appreciation has not done anything for me, but I fall in the "less than 5 years of experience" bucket.

There are alot of factors to go into how much allowance gets allocated to utilities - thus comes out of the rent bucket. 

Now with a warm bucket of water add fabric softener, I usually do 4:1 and start to wash the paper.
